In your case, after a thorough review using both the sales and income approaches, it became clear that the purchase price of your home—which was listed on the open market after being completely renovated with extensive upgrades—was a fair reflection of its market value. While we strive to achieve the best possible outcomes for our clients, not all appeals result in the desired reduction, and we always aim to be transparent and upfront about the merits of each case, even if the outcome isn't what the client hopes for. As we work on a contingency basis, we were not compensated for the considerable time spent reviewing your appeal. As we continue to grow and assist more people, we understand that not every case will result in a five-star rating. However, we firmly believe that honesty and integrity are more important than any outcome, even when a result may not be in the client's favor. We took on your case because you had done considerable work on your own, and we made every effort to advocate on your behalf, including multiple discussions with your assigned county appraiser. Despite our best efforts, we found it challenging to overcome the key facts of your case: the purchase price of your home, which was established on the open market with real estate agent representation, backed by a loan and an appraisal supporting that price. Unfortunately, these circumstances made it difficult to build a successful appeal on the base year value. Given the substantial time and effort we put into your case without any compensation, receiving a one-star rating feels particularly penalizing. A one-star rating is typically reserved for truly terrible service, which we certainly did not provide. We believe you received five-star service, but it seems your expectations may have been unrealistic. For this reason, we feel the one-star rating reflects more on your expectations than on the quality of our work. We regret if our communication did not meet your expectations. However, we made every effort to inform you prior to the hearing that, based on our analysis, your case was not strong enough to move forward successfully. We understand that this news can be disappointing, but we believe it’s crucial to provide honest assessments rather than create false expectations. We wish you all the best moving forward
