I was recommended to use their service last year by a friend of mine but was really disappointed with it and would never recommend it to anyone ! First of all, they did not point it out all the faulty things, such as the toilet flush not working and obviously there was a leaking issue at one of the bathroom, but nothing was mentioned on the report and I can't believe they had forgot to mention such an important issue in the report ! I wouldn't choose to buy this property had I known there were so many issues in the property itself. Lastly, their customer service was terrible and they replied really slow. They would only replied promptly when they asked the money from you. In a nutshell, don't choose this company !
[Update] I would like to respond to what you said in regards to your company offering me type 2 survey and I decided to decline it, which was totally nonsense and I could show you all the conversation between your company and me and none of them would show Colin mentioning the difference between Type 2 & 3 to me. As for the leak, it is actually quite apparent and noticeable that on the ceiling of one of the bathrooms(you can see it from the picture) that there is a water leak and I don't understand how you could still insist that it wasn't apparent?

We have investigated the issues you raised in greater detail, which included an inspection of the data collected at the time of the survey and a comprehensive review of your report. In relation to the toilet flush, this is not something that is included in the Type 2 visual survey you engaged us for. We offered you the Type 3 survey option, which is more hands on and involves us testing functionality of the various equipment in the property. You decided that you wanted only to proceed with the Type 2 survey. Despite this, we performed a Type 3 survey on your property at no additional cost. The toilets were tested and functioned at the time of the survey (we can provide you with the video footage that supports this if required). Under Section 10.3 of the report we noted that the push button of the toilet was loose and should be reinstated. We can only assume the toilet flush issue materialised at a later date.
In terms of the water leak, we noted in numerous places throughout your report that the seals in the bathrooms required replacement. We highlighted in the report that this was a major concern as it could lead to water migration. No other leaks were apparent at the time of the inspection and we would be pleased to demonstrate this to you on the video footage of your survey. Again, as can often happen, it can only be inferred that the leak materialised at a date subsequent to the survey, or as a result of the sealant defects identified.
We hope the above clarifies that these property defects are unrelated to our work and hope that you will reconsider your review of our services.

Hi Huan, in response to your further comments, we can confirm that our Type 3 survey was offered to you in our proposal dated March 5, 2023 9:20 pm issued to you by email. Details of the Type 3 offer were noted on Page 2 (Paragraph 3) of the proposal. The difference between the Type 2 and Type 3 survey was explained in detail on Page 3 of this same proposal. See attached screenshots for reference.
In relation to the bathroom piping leak you mentioned, we reiterate that there were no leaks apparent at the time of our survey. Please see attached screenshot of the bathroom ceiling during the sales process which shows that there were no leaks visible prior completion. Whilst it is possible a leak may have been present behind the concealing, it would not become apparent until visible from occupied spaces. Therefore, it is not possible for such a matter to be identified in any residential visual survey.

We had a survey conducted by another company for the previous property and it wasn't even close to what we got this time. I don't know if the rules for those reports changed in the meantime, but we are utterly impressed. The level of detail, the clarity, and the number of photos attached are well beyond our expectations. I had a house survey done which was a comprehensive report, my only issue was I never got to speak directly to the surveyor, everything was done by email or phone conversation with the lady in the office.

My experience was less than satisfactory. The initial survey report was delivered four days after the survey had been conducted, and I had to follow up with several emails to obtain updates. To our concern, this report contained a significant error in the assessment of the windows. This prompted us to question whether other crucial aspects may have been overlooked. Consequently, I requested a second survey to ensure the accuracy of the assessment. The second surveyor identified a crack in the foundation that extended from the ground to the roof, revealing a far more critical issue that the initial surveyor had missed. Regrettably, I do not wish to use their services again in the future.

We are genuinely sorry to hear about the issue you experienced. We were surprised, however, to read this review as according to our records, we communicated via email and phone on an ongoing basis to update you before and after both surveys, where you also thanked us for our quick response time.
We do not share the view that there was a significant error in relation to the windows. The request we received from you after the survey was to clarify whether windows were double or triple glazed. We identified windows of a particular type, which was correct. There was also a second window type in the property which we did not comment upon in our report. As part of our desire to deliver best in class customer service, we returned to the property to specifically call-out where double vs triple glazed units are in place, despite this falling outside of the scope of a standard survey.
Additionally, we performed a top to bottom reinspection of the property by a Chartered Engineer to further underline our commitment to doing all we can to satisfy our customer's needs. During this time we also walked you through each of the issues in person and answered all queries that you raised.

Very dissatisfactory service - received repeated email requests for payment BEFORE the survey was conducted, yet when I had some queries on the assessment points in the survey, I got no response and had to chase and chase. Despite saying they would follow up on queries, Beacon don't seem to care after the fee is paid. Shop around - there are more attentive companies out there.

We are very sorry to hear of your discontent. The first instance we heard of your displeasure was upon your posting of a review. We endeavour to deliver a best-in-class service to each of our clients and feel the feedback and rating is disproportionately unfair.
We reviewed your file and our records show that an invoice was issued following the survey being booked in. No payment reminders were sent, nor were they necessary, as you settled your account within 3 days of receipt. Further, our company policy is to request payment prior to issue of the final survey report, and this was communicated to you at the time of booking in your survey.
Our records show that all of your emails were responded to within 24 hours, with the exception of one which was answered within 48 hours as that warranted the review of our Director. We also exchanged phone calls throughout the process, keeping you updated of progress in this regard.
We attempted to reach out to you directly to resolve this matter, but have not heard further. As may be evident from our 5* review history, we take pride in delivering services to the highest standards and hope that you will reconsider your assessment in the future.
