Firstly, regarding the contract for your property, our understanding at the outset was based on your initial description stating the property had been renovated. This was a key factor in our decision to move forward with the contract. To ensure due diligence, as is standard in real estate transactions, we included an inspection period in the contract. This is a common practice allowing both parties to verify conditions and claims made about the property. During our inspection period, we discovered that the property's condition significantly differed from what was described. Specifically, it was not in a renovated state but rather in a state of neglect and uncleanliness. This discovery was pivotal in our decision-making process. We attempted to explore alternative options, including considering the property for rental purposes. However, this too was not feasible due to the property's condition, as confirmed by feedback from our partners. Regarding the earnest money, it is standard practice in real estate transactions to deposit such funds into an escrow account during the inspection period. This step is contingent upon both parties agreeing to proceed post-inspection. Given the discrepancies found during our inspection and the subsequent decision to not proceed with the purchase, the earnest money was not deposited. We regret any misunderstandings this situation may have caused. However, it's crucial to clarify that our actions were within the contractual agreements and the norms of real estate transactions. We always strive for transparency and professionalism in our dealings and regret that this transaction did not proceed as initially hoped.
