This office of realtors exemplifies unethical and unprofessional behavior, reflecting poorly on the real estate industry.
The sellers' agent, Mariah, and our assigned realtor, Jonathan, both from Modern Living, inappropriately bypassed our attorney and the seller’s agent contacted us directly, despite our repeated requests for communication to go through our legal representative. This approach was apparently sanctioned by their Team Lead, Patrick, which raises serious concerns about their business practices.
Additionally, they downplayed significant structural issues with the property, which resulted in loan denials from lenders.
If you wish to avoid unethical practices and poor business conduct, it is advisable to steer clear of this office.

Regarding disclosure, neither the buyer's agent nor the listing agent knew about the issue that came up on the condo questionnaire (a standard procedure where a lender asks a building a series of questions). All known issues that could affect the sale were fully disclosed. The building’s post-tension cable maintenance (the structural issue) was not publicly known -only to the board, which was revealed only after the condo questionnaire was sent by your lender. That’s when we all discovered the issue in real time. None of us would want to waste our time, your time, or the seller’s time if we had known about an issue that would lead to a loan denial.
Communication is key to a smooth transaction. I got involved and directed the listing agent to do the same because there was a breakdown in communication between you and our agent Jonathan. After discovering that an attorney had been placed between you and Jonathan, all our direct communication efforts (both mine and Mariah’s) aimed to resolve issues and negotiate the extension you requested, even after discovering the post-tension cable issue and loan denial. We successfully obtained an extension for you, as you indicated you wanted to seek another loan. Then, three days later, you canceled to pursue another property. I wish it could have ended differently. I wish you the best in purchasing your next home.

We don't know West Palm Beach, so were totally reliant on Jonathan Santiago's expertise when we went house hunting. Not only did he help us find a great home, but he helped us get it at a great price. Where most realtors would encourage you to bid high, Jonathan encouraged us to bid low, based on his knowledge of the market and the local comps. He was absolutely right and saved us a LOT of money. I just bought a property through Jake and I would say one of the best qualities working with him is that he is QUICK. If there's something new on the market, he quickly notifies you.
