We recently sold our Smith Mountain Lake condo, and although David Simon officially represented the buyers, he went above and beyond to make the entire process seamless and professional for everyone involved—including us. Since we were self-represented sellers, David had to manage communications and logistics between both sides, and he did so with incredible clarity, fairness, and respect.

David was extremely responsive, knowledgeable, and consistently kept us in the loop at every stage. He made what could have been a complicated transaction feel smooth and stress-free. We felt completely comfortable and confident throughout the process thanks to his steady guidance.

Working with David and Beth to help my father purchase his dream SML was truly such a breeze. There is a reason they have so many glowing reviews!!

David and Beth were so kind and eager to help us right from the beginning. They worked with all of the specifics my father wanted (a large garage, space from neighbors, a beautiful dock, etc.) and found him a the perfect spot. There were a number of significant repair issues that were discovered during the inspection and David had our back. They negotiated for and the seller took care of over $24,000 in repairs and on top of that secured a seller to buyer credit for a few repairs which could not be completed prior to closing. He also negotiated a Seadoo and furnishings into the purchase to make it move in ready.

They also discovered issues such as the rip rap size and that the neighbor across the cove owned the land under the dock of the home that my father was purchasing. David swiftly worked to resolve these issues , negotiated  a settlement with the seller to ensure the rip rap issue could be resolved and secure an easement from that neighbor as well. This was touchy, but successfully navigated.

Even with the few setbacks we had, David and Beth made this process so incredibly smooth and easy. They were even willing to go out by boat ride at the end of November so we could see the properties from the water!!

There was not a single moment I doubted them or their expertise. I felt confident to take the backseat and knew they would get done everything necessary. I would recommend them a million times over.

David Simon recently sold a waterfront home for us in record time for a great price. We also had purchased a waterfront lot as an investment a number of years ago. We listed the property with David and within 24 hours he had the property posted with photos from the water and from the street. It included a wonderful write up detailing what the property was like. Over the years, we had two other realtors list the property for us which resulted in not one single bite. Because the lot was a bit steep I was skeptical we would ever sell it, but David did it!! If you want a realtor who is high energy and never gives up, hire David.

I have used a few realtors over the years but David went above and beyond my expectations. We were selling my parents home and I live 6 hours away. David arranged for repairs to the leaky fireplace. He and his wife Beth spent a weekend cleaning the house, rearranging furniture, and cleaning up the yard so it would look its best. When we ran into a problem with the title David made an appointment at the courthouse and got everything straighten out. He sold the house for $80,000 more than I expected. When we were moving our things out David and Beth came over and helped us to move things into the truck. They then came back the following weekend and helped my sister do the same. It was the most seamless I have ever experienced. Thank you David and Beth!!

He was incredibly helpful with clearing hurdles that came up with AEP regulation issues prior to closing on both of the homes he sold of ours. David was GREAT to work with. Although we came with a list of what we thought we were looking for in a lake home, he spent time talking us through other important criteria we hadn’t considered and showed us other options. We eventually decided on a property he wanted us to see and he was 100% right, it is a perfect home for us from the maintenance-free property to the location on the lake to proximity to shopping. He also helped us draft a winning bid that won out multiple offers without costing us more than we needed to spend. Additionally, he was ALWAYS immediately available for our many questions throughout our months-long search. He then went above and beyond working with a local bank contact to help us get financing with a quick turnaround when our current lender was unable to accommodate us. Not only was David a great realtor to work with, he is an outstanding person that was a pleasure to get to know. I highly recommend.

Update:

This is the second time we have worked with David, and we would 1000% use him again. This time he helped us find our mom a new home near us. Not only is he just one of the nicest guys you will ever meet, he works so hard for his clients. He recently helped us with a complex property transaction. We had been interested in buying a home with three lots. Unfortunately the seller’s neighbor worked out a deal and bought the property from the seller, although he was only interested in one lot near his property. David promptly contacted the neighbor and got us an offer in for the home and other two lots and worked to successfully complete a simultaneous closing. David had to navigate the needs and desires of two sellers as well as multiple family members on the purchase side of the transaction. Furthermore, we had to have significant negotiations regarding which repairs could be completed prior to closing and which would be completed after closing, including compensation for the post closing repairs. And to top it off, David was able to negotiate additional money into the post-closing repair compensation, beyond what we requested. We are so grateful for all the time and effort he put in to make sure mom got her new home.
