A total nightmare
I rented a townhouse from Homeworks on 5/1/24 and discovered when I moved in major appliances were missing (were promised to be installed within a week) the washer was filled with rotten moldy clothes and the dryer was on its last leg. There was a large cockroach and mice infestation and ants. There is a water bill due for the home around 2,400 dollars from the previous tenants that hadn't been paid threatening my water supply. The property is not licensed by the City of Baltimore which is required by law to be a rentable property in the City of Baltimore. The a/c was broken and it took 2 weeks in a big heatwave for them to come out and fix it. A window was broken and basically because of my allergy to cockroaches and their unwillingness to fix the problems, I was unable to spend one night in my new place. I paid almost 6,000 dollars into this place and got nothing but grief. I contacted an attorney and based on his advice and my constant failed attempts to seek a resolution from Homeworks property management (even asking to be placed in another property pending a proper inspection) I got nowhere so I decided I had no choice but to jump ship. Now because of all the money wasted and personal illness, I am homeless and extremely unhappy.

This is a very shady company. They tell lies constantly. Duplicitous, disingenuous, and inept. Not to mention that their website is completely useless. I'm mad at myself for letting them manage my property which is now uninhabitable. Do yourself a giant favor and find another company to manage your property.

Very shady company. They used to be called ManageBaltimore.com LLC but rebranded. I had a tenant they hadn't paid rent for 6 months and noticed they hadn't filed the eviction. I asked why and they told me that the tenant told that their father died so they just didn't file the eviction and blamed it on me. When I put in my 30 notice to terminate the contract, the owner called me and asked me to give them a second chance. I said "I'll think about it." Near the end of the contract, they called me again and said that we had a verbal agreement not to terminate and that the calls were recorded which makes it legal. Wiretap laws make it illegal to record phone calls without both parties being aware. I asked for copies of the recording and then they terminated my contract.

While they provide prompt responses to clients, the way they do business is highly suspect. Instead of resolving maintenance issues quickly, they would rather generate as many work orders as possible without solving the issue so that their maintenance vendors can make more money. Four separate visits to repair a ceiling, still leaks, $1100. Unit turnover for $3000, then within a week of new tenant moving in reports of a scummy bath tub. Tenant complains of cold, they replace a furnace filter and charge $135. Unit fails sec 8 inspection, they charge $500 to do repairs, they fail re-inspection then claim they really did the work and the inspector must be lying. They say they need to charge $100 to pick up dog poop, I say no, I can pick that up myself, I drive out to the property and find no dog poop but hundreds of cigarette butts possibly left by their maintenance vendor.
On top of all that, when client/PM relationship is terminated they insist on taking the full 60 days to turn over thousands of dollars owed to me and even took 45 days to forward the security deposit to my new PM. You will need a lawyer to threaten them with legal action to get them to do things that they previously agreed to do. Stay away from this PM.

Chris from Homeworks Property Management did an awesome job in addressing the need in our unit. I just mentioned the concern in passing but Chris sent the technicians right away at my convenience.
